Price: $499,900

Neighbourhood: Beasley - Hamilton Centre

Features: Located near downtown Hamilton and walking distance to the city's waterfront, this row home is one of the neighbourhood's cheapest homes on the market, sitting just under $500,000. It's been listed for just a few days.

With three bedrooms and two bathrooms, it could be a fit for first time home buyers looking to live in the heart of the city" but not in a highrise, said Miguel Lima, a real estate broker with Century 21 Heritage Group.

The home is a short walk from coffee shops, restaurants, locally-owned businesses and mass transit.

It's for someone who wants that walkable lifestyle," said Lima. It makes it very desirable."

Lima said the house also stands out from others listed in the city, which are often renovated and prepared for the market.

Its original archways, spiral staircase, parquet flooring and patterned tile are paired with modern renovations in the kitchen and mud room to the back of the home.

It really does hold the essence of a home," said Lima. You see different eras when you walk through the home ... it's a balance of being hip, cool and modern while still being traditional and vintage."

Why is it priced this way: Lima said the home has been aggressively priced" to drum up interest - meaning it's somewhat underpriced" compared to other homes in the neighbourhood.

A similar, yet more modern, three-bedroom row home on Robert Street is listed for $799,000.

Lima added that there are only five houses for sale in the Beasley neighbourhood, with prices ranging from $399,000 to $1.24 million.

We wanted to cast our net as far and wide as possible," said Lima, who noted the sellers are looking to move quickly.

This is also the Hamilton broker's second time selling the house. Back in 2017, Lima said the home was listed at $299,000 and was sold in the mid-$360s after several offers.
