Price: $998,997
Neighbourhood: Binbrook
Features: This turnkey, fully-detached home is one of just a dozen listings in the growing community of Binbrook, according to Al Consentino, a real estate agent with Re/Max Escarpment Realty. It's been on the market for less than a week.
With three bedrooms and three and a half bathrooms, the home would be ideal for an out of town buyer" that's looking to raise their family in a quiet but fast-growing neighbourhood, said Consentino.
Built in 2013, the 1,947-square-foot, two-storey home is a short drive away from the Binbrook Conservation Area and close to a public library, schools and other amenities.
Lots of families live in the neighbourhood," said Consentino. It's a great location ... there are lots of things happening in Binbrook."
The main-floor of the home features hardwood flooring, a kitchen island made for hosting and an open-concept layout that includes both a dining room and living area. The basement of the home is also newly finished with a gas fireplace and more living space.
Upstairs, the primary bedroom has a walk-in closet, as well as four-piece ensuite washroom with a soaker tub.
It's a great layout," he said. You won't have to worry about doing anything for it, it's a turnkey home."
Outside is a themed" backyard with a rock garden waterfall, a large gazebo on a deck and newly built shed with hydro and additional storage.
Why it is priced this way: At $998,997, the home is aggressively" priced, Consentino said, pointing to a lack of inventory in Binbrook - and the Hamilton region at large. As of Thursday evening, there were only 11 other listings in the community.
Consentino said the average sale price for a home in the area also hovers around $1.2 million. A home on Binhaven Boulevard is listed for $1.15 million, while a similar property on Gowland Drive is $999,000, according to Realtor MLS.
Consentino said he expects the home to sell for at least $100,000 over asking due to buyer demand.
