Stipley home listed at $399,900 priced ‘competitively’, realtor says

Features: Located in central-east Hamilton and within walking distance to Tim Hortons Field, this fully-detached home is one of the neighbourhood's cheapest properties on the market, sitting at just under $400,000. It's been listed for just a few days.

With three bedrooms and two bathrooms, the home would be ideal for first-time buyers hoping to enter the housing market or an investor looking for a new project, said Frank Ferraro, a broker with Re/Max Real Estate Centre.

Unlike many others on the market, the two-storey home has not been recently renovated. However, the bones are there, said Ferraro, pointing to the eat-in kitchen, partially finished basement and large rooms.

It does need some work to bring it back to its former glory," said Ferraro. It needs someone to unlock its potential."

The home is also a short walk from locally owned shops, cafes and restaurants as well as grocery stores and other amenities on Barton Street East. It's also close to mass transit, schools, the Playhouse Cinema and Gage Park.

It's right in the heart of the Stipley neighbourhood," said Ferraro.

Beyond the house's four walls, the property has a front porch as well as a private, fully fenced backyard that also includes a detached garage and a shed.

Why is it priced this way? Ferraro said the home has been priced competitively" to reflect the state of the property and the work it needs.

He noted that the price would also provide the opportunity for a first-time homebuyer to make a competitive bid" that would still get them a fairly priced" home.

Within the immediate neighbourhood, there are just a handful of other houses on the market - with listing prices ranging from $399,900 to $1.19 million.

In nearby Crown Point West, there is a two-bedroom home on Rosslyn Street North listed for $399,900 and in Crown Point East there is a three-bedroom bungalow on Barton Street East listed for $349,900.
