Features: Located on Concession Street and just steps away from Sam Lawrence Park, this custom-built, detached home is the most expensive property listed in the neighbourhood and it's been on the market for more than a month.
With its nearly $3-million price tag, the home would be ideal for a local business executive or a health-care professional working out of one of the city's hospitals, said Dennis Petis, a broker with Royal LePage Macro Realty.

The main floor of the home features a large kitchen with an island built for brunch, a walk-in pantry, a serving area that connects to the dining room, a gas fireplace in the living area as well as a walkout concrete deck with glass railings.
Upstairs, the primary bedroom features a five-piece bathroom with a soaker tub and a double sink as well as a walk-in closet. A set of French doors leads out to a large balcony with a view of the lower city.

Petis said the fully-finished basement - which has two bedrooms, a bathroom and nine-foot ceilings - could be used as an in-law suite or office space. With a separate entrance at the side, it could also become a basement apartment, he added.
Why is it priced this way? Petis said the price of the home reflects the cost of building materials, building permits as well as the cost of the land - nearly all of which have been subject to inflation amid the pandemic.
Material costs have nearly doubled in the last two years," said Petis. Land costs have doubled and nearly tripled."
Alaichi said the central location as well as the size of the lot, which spans 50 feet by 234 feet, also contributed to the price point.
