Gibson row home listed for $499,900 offers both ‘affordability’ and ‘homey feeling’, realtor says

Features: Located in north-central Hamilton, this property is the only row house on the market in the surrounding neighbourhood. It's priced at just under $500,000 and has been listed for just a few days.
With four bedrooms and one bathroom, the home would be ideal for a young family looking to enter the housing market, said Rob Golfi, team leader at Re/Max the Golfi Team.
It's perfect for someone just starting out," said Golfi, noting there are just 17 other homes - excluding condos - listed under $500,000 in the city right now.
The open-concept home has been completely redone - although the basement is unfinished - and features an updated kitchen with quartz countertops, exposed brick on the main floor and a large washroom with a double vanity.
It has that homey feeling," said Golfi. You're not getting a new house where everything is blah, this has character ... you just buy it and move in ... it's beautifully done."
The house is a short walk to restaurants, cafes and shops in Barton Village as well as schools, a public library and an off-leash dog park. There is also quick access to Burlington Street for those who commute.
Golfi said the only possible downsides of the property are its proximity to the industrial sector and its lack of a driveway.
If you don't mind parking on the street in front of your house, I think you've got yourself a beautiful place to live," he added.
Why is it priced this way? Golfi said last year, the average sale price for a home in the neighbourhood was $506,787 - but deducing the value of the Fullerton row home was kind of tough" due to sales activity in the area.
There were only two (townhouses) that sold in the area last year," he said. One sold for $440,000, and the other for $299,000."
But Golfi said house prices have continued to grow in the city.
