Corktown semi listed at $449,900 needs ‘some love,’ says realtor

Neighbourhood: Corktown

Features: Located in the downtown core and a short walk from the Hamilton GO Centre, this semi-detached home is one of just a handful of properties listed in the neighbourhood.

It's been on the market for just a few days.

With three bedrooms and two full bathrooms, the home would be ideal for a few different demographics," such as a young family, first-time buyers looking to get into the market or an investor, said Michael St. Jean, team leader of St. Michael Jean Realty.

No matter who buys it, the two-storey home will require some love" to bring it into the present as the home has not seen any updates for awhile."

I think the bones here are great," said St. Jean, noting the large windows and layout. It's got all the space someone would need ... the potential here is amazing."

Spanning at least 1,100 square feet, the home features a fully finished basement, an enclosed rear deck as well as some of its original character such as the ceiling work and the vintage registers that dot the baseboards.

St. Jean said a huge draw for the property is the location - with the front door just steps away from John Street South. It's also close to parks, restaurants as well as the Escarpment Rail Trail.

Large developments are also planned for the neighbourhood, including massive residential towers and commercial space that will soon replace Corktown Plaza.

There is a lot going for it," said St. Jean. It's a great location today, but I think over the next five years, John Street is going to look like a completely different area."

Why is it priced this way? St. Jean said the price of the house was decided based on its condition as well as it being a semi-detached home.

St. Jean said if the home had been fully renovated, the price would be far greater - likely a difference of hundreds of thousands" of dollars.

Someone going in there is going to need to do some work," said St. Jean. That's how we arrived at the price."
