Price: $499,999

Neighbourhood: Grimsby

Features: Nestled on Auditorium Circle in the historic neighbourhood of Grimsby Beach, this colourful, gingerbread home is one of just two properties in the area that are listed under $500,000.

It's been on the market for just a few days.

Known as one of the Painted Ladies," a group of Victorian-style cottages built more than a hundred years ago, the one-bedroom, one-bathroom house is a rare offering," said Jeff Smith, a salesperson with EXP Realty.

This is just one of those areas where nothing comes available," said Smith. This kind of opportunity doesn't come up a lot."

At just under 900 square feet of living space, the main floor of the home has an open-concept living and dining area, an updated kitchen with granite countertops and a four-piece bathroom.

Upstairs, the bedroom spans the entire length of the home with space for a reading nook or office. A pair of glass doors at the front lead out to a small balcony, said Smith.

The home has been finished with built-ins, handcrafted wood trim, vaulted ceilings and a chandelier. Outside, there is a wraparound porch on the front of the house as well as a brightly coloured shed and deck in the backyard.

It has a very cool, cottage-style feeling," said Smith. It's one of a kind."

Smith said the home could be ideal for a retired couple or a single occupant who loves the history of the home and the neighbourhood surrounding it.

He noted that prospective owners would also need to be somewhat extroverted" as the area is considered a tourist destination in the summer months.

It's not for everybody," said Smith. You have to love things that are unique."

Why is it priced this way? Smith said it was difficult to come up with a price for the home as there were no direct comparables."

However, he did note the house sold for just under $400,000 about four years ago. A home on nearby East Street sold for $420,000 last November.
