Price: $1,049,000

Neighbourhood: The Delta

Features: Located in the central east part of the city and just minutes away from Gage Park, this home is one of just a handful of properties in the area that are listed for more than $1 million.

Nestled on Grosvenor Avenue South, the five-bedroom, three-bathroom home boasts more than 3,000 square feet of living space and is filled with original charm," said Danielle Connelly, a salesperson with Re/Max Escarpment Realty Inc.

Connelly said the house, which was built in the late 1920s, has several pocket doors, original oak hardwood floors throughout and handcrafted wood trim on the ceilings, windows and door frames.

Every owner who has had this house has put so much care into it," she said. The original stuff has been kept, and not swept away over the years."

The main floor of the home features an open-concept living and dining area, an eat-in kitchen and a front sitting area. The basement is also finished.

Upstairs, there are five bedrooms, a three-piece bathroom as well as a large walk-out deck that looks over the fully fenced backyard filled with perennials and decorative statues.

Connelly said to the back, there is a custom-built cobblestone and brick two-car garage with a dividing wall originally meant for tenants.

She noted the house was previously used as a duplex and could be transformed back into a two-family home as there is still a kitchenette on the upper floor.

Connelly said the home could be a good fit for folks who are looking to combine households with relatives in order to get into the market.

Unfortunately, they can't afford to buy on their own," she said. So, they're looking at these big houses."

Why is it priced this way? Connelly said the price of the home was determined by a mix of recent sale prices of nearby properties as well as the location and features.

She noted a fully renovated home on Kensington Avenue South sold for around $1.26 million earlier this month - but it did not include a garage.
