Three people are in custody after the discovery of what is believed to be human remains partially buried on a semi-rural property on Sydney's outskirts, as police investigated a missing person report.

Police were looking for a 39-year-old man reported missing hours earlier when they went to the property at Glenorie, north-west of Sydney, about 11.30am on Friday.
